RENTAL POLICIES & AGREEMENT

This Rental Policies & Agreement (the “Agreement”) is between the person making the reservation (the “Guest” or “you”) and Salt & Shine Vacation Rentals and Property Management, LLC (“Salt & Shine”). It applies to the vacation rental property and stay selected in your reservation.

Your name, the property name and address, arrival and departure dates, occupancy and parking limits, rental charges, fees, and payment schedule disclosed during booking and recorded in your reservation confirmation are incorporated into this Agreement. References to the “property” mean the home you have reserved. Please review these details before completing your reservation and contact Salt & Shine if anything is missing or unclear.

By selecting the agreement checkbox and completing checkout, you acknowledge that you have read, understand, and agree to this Agreement and the property-specific rules disclosed before booking. You are responsible for ensuring that everyone in your party follows the applicable rules during the stay.

1. PAYMENTS

Half now, half later. When this option is available and selected at checkout, 50% of the total reservation amount is due at booking. The remaining 50% will be automatically charged to the credit card on file 30 days before check-in. Your payment amounts and scheduled final payment date are shown at checkout.

Eligibility and payment in full. Half now, half later is available only for eligible reservations made at least 31 days before check-in. If your reservation is not eligible, the option is not offered, or you select payment in full, the entire reservation amount is due at booking.

Payment authorization. By selecting Half now, half later and accepting this Agreement, you authorize the scheduled remaining payment to be charged automatically to the credit card on file. To change the card used for final payment, contact Salt & Shine before the scheduled payment date.

Accepted methods and timely payment. Payments must be made using an accepted payment method shown at checkout. Failure to make payment by the required due date may result in loss of the reservation, subject to applicable law.

2. CHECK-IN, CHECK-OUT & STARTER SUPPLIES

Check-in begins at 4:00 PM. Notify Salt & Shine if you expect to arrive after 4:00 PM so arrival arrangements can be coordinated.

Check-out is at 10:00 AM unless Salt & Shine has approved a different time in writing. All check-in, check-out, and quiet-hour times refer to the local time at the property.

A starter supply of consumable products is provided, including toilet paper, paper towels, trash bags, and starter toiletries. These are arrival supplies and may not be sufficient for the entire stay.

3. NO SMOKING

Smoking of any substance is prohibited anywhere on the property, including inside the home and on decks, porches, and yard areas. A violation will result in an immediate $500 charge and may result in a permanent ban from future rentals with Salt & Shine, subject to applicable law.

4. AGE REQUIREMENT

The person making the reservation must be at least 28 years old. Valid photo identification may be required. Reservations made under false pretenses are subject to cancellation and forfeiture of payments, subject to applicable law.

5. OCCUPANCY & PARKING

Occupancy and parking may not exceed the maximum guest and vehicle limits disclosed for the property in the listing and reservation details. These limits vary by property.

Overcrowding or exceeding approved parking limits is grounds for immediate termination of occupancy without refund, subject to applicable law.

6. DAMAGE REPORTING & DAMAGE PROTECTION

Damage protection. Your reservation includes a nonrefundable Waivo Damage Protection plan. The applicable coverage tier and fee are identified in your booking information:

• $1,500 coverage / $50 fee
• $5,000 coverage / $100 fee
• $20,000 coverage / $150 fee

Coverage is subject to the applicable protection plan terms, limits, and exclusions. Accidental damage may be covered unless excluded under those terms. Common exclusions may include normal wear and tear, mechanical breakdown, or odor. The plan terms determine whether a particular event is covered.

Immediate reporting. Any damage, leak, breakage, malfunction, water intrusion, or other issue that could cause further damage must be reported to Salt & Shine immediately upon discovery. Failure to report an issue promptly may result in charges for preventable or additional damage. Damage protection does not eliminate your responsibility to report damage promptly.

7. PROPERTY CARE, EXCESSIVE CLEANING & FURNITURE

Leave the property in reasonably clean condition. Excessive mess, damage, or failure to follow departure instructions may result in additional charges starting at $100, subject to applicable law.

Furniture and decor may not be moved during the stay. If furniture or decor is moved and is not returned to its original location, a $150 fee will be applied to the reservation, subject to applicable law.

8. CANCELLATION, BOOKING CHANNEL & SUBLEASING

Direct website bookings. 96% refund (less credit card transaction fee) if canceled more than 60 days prior to arrival; no refund within 60 days.

Third-party bookings. If you book through a third-party platform, the cancellation policy and platform terms disclosed for that reservation at the time of booking govern its cancellation and refund terms. Salt & Shine is not responsible for guest service fees collected by third-party booking sites.

No subleasing or transfer. You may not sublease, assign, transfer, or grant occupancy of the property without Salt & Shine’s prior written consent. A violation may result in immediate termination of the reservation without refund, subject to applicable law.

Owner cancellation. If an owner must cancel the reservation due to unforeseen circumstances, Salt & Shine will make every effort to locate a comparable alternative property, subject to your approval. If you do not elect an alternative property, all funds paid toward the reservation will be refunded in full.

Travel insurance and longer stays. Salt & Shine strongly recommends travel insurance for reservations of any length, including two consecutive weeks or longer. The applicable cancellation policy remains in effect regardless of stay length. A longer reservation does not create a special right to a deposit refund.

All cancellation and refund provisions are subject to any rights required by applicable law.

9. BEFORE YOU LEAVE

Before checking out:

• Remove all food from the refrigerator.
• Empty drawers and check under beds and throughout the property for personal belongings.
• Dispose of all trash in the designated outdoor containers or dumpster.
• Complete the additional departure instructions provided for the property.

10. CONDUCT, NOISE & PROHIBITED ACTIVITIES

• Parties and large gatherings are prohibited unless preapproved in writing by Salt & Shine and the property owner.
• Campers, RVs, and tents are not permitted unless specifically approved in writing directly by the property owner.
• Quiet hours are from 10:00 PM to 8:00 AM. Respect neighbors and comply with local noise ordinances.
• Fireworks and open fires, including beach fires, are prohibited unless written approval and all required permits have been obtained.

11. EARLY DEPARTURE / LATE ARRIVAL

No refunds will be issued for early departure or late arrival, subject to the applicable cancellation policy and any rights required by law.

12. PETS

Pets are not permitted unless the property is designated pet-friendly and the pet has been preapproved by Salt & Shine and the property owner. Unauthorized pets will result in a $500 fee and may result in termination of occupancy, subject to applicable law.

This pet policy does not limit any rights relating to service animals or other accommodations required by applicable law.

13. GRILLS & PROPANE

Where a grill is provided, use it only in designated areas on sand, concrete, or stone surfaces. Thoroughly clean the grill after each use.

Where a propane grill is provided, the property will be supplied with enough propane for at least one night of grilling. Propane is a consumable item; additional refills are your responsibility and expense.

14. TRASH PICKUP

Follow the property-specific trash instructions. Where curbside collection or scheduled dumpster disposal applies, place trash curbside or in the designated dumpster before 6:00 AM on the town’s scheduled pickup day.

Failure to follow these instructions may result in a $50 charge for private pickup services, subject to applicable law.

15. REPAIRS, MAINTENANCE & PROPERTY CONDITION

If an issue arises during your stay, contact Salt & Shine immediately rather than waiting until checkout. Prompt reporting allows Salt & Shine to respond, coordinate service, and reduce the risk of further damage.

16. LIABILITY & PERSONAL PROPERTY

Salt & Shine and the property owner are not responsible for accidents, injury, theft, or loss occurring at the property, except to the extent liability cannot be waived under applicable law. You agree to use the property responsibly and to hold harmless the parties involved in the rental to the extent permitted by law. Nothing in this Agreement waives rights or liabilities that cannot lawfully be waived.

17. ITEMS LEFT BEHIND

Lost items may be returned by UPS after you have paid the applicable shipping and handling costs. Salt & Shine is not responsible for items left behind or items that cannot be located after departure, except as required by applicable law.

18. RIGHT TO REFUSE RENTAL OR TERMINATE OCCUPANCY

Salt & Shine reserves the right to refuse rental or discontinue occupancy if your conduct is deemed detrimental to the property, the neighborhood, the owner, Salt & Shine, or the safety and peaceful enjoyment of others, subject to applicable law.

19. PROPERTY-SPECIFIC RULES & COMMUNICATIONS

Comply with the property-specific rules disclosed before booking, applicable HOA or condominium rules, municipal ordinances, posted instructions, and reasonable written instructions provided by Salt & Shine for the use and care of the property.

Where a property-specific rule disclosed before booking is more restrictive than a general policy in this Agreement, the property-specific rule controls for that property. Later operational instructions do not, by themselves, change the agreed price, cancellation terms, or other material booking terms without your agreement, except as required by applicable law.

20. ELECTRONIC ACKNOWLEDGMENT

By selecting the agreement checkbox and completing checkout, you acknowledge that you have read, understand, and agree to this Agreement, including its payment and cancellation terms, and the property-specific rules disclosed for your reservation. You confirm that you are at least 28 years old and that the information you have provided is accurate.

You intend your electronic acceptance to serve as your signature to this Agreement for the reservation you are making. No separate handwritten signature or return of a signed paper agreement is required for this online acceptance.
